LA LLAVE DE ORO CONSIGNS THE CONSTRUCTION OF AN OFFICE BUILDING IN THE @22 DISTRICT TO RUBAU

GRUPO RIBAU has been chosen by the prestigious real estate developer La Llave de Oro to build a major office building in the 22@ district of Barcelona.

It is a ground floor building with seven floors standing 30 metres tall. The ground floor is divided into two sections revealing a central area with an accessible porch towards the inner block space. In the room overlooking Almogàvers street is the access to the lower ground floors and the car park. Here is also the electric transformation substation and looking out towards Àlaba street and the corridor towards the inner block are the business premises. In the other area and with its access from the corridor into the inner block is the hall leading to the office floors. In the chamfered corner and looking out onto Sancho de Àvila street is the second business premises. 

The first floor has the same layout at the ground floor. The Almogàvers side is part of the business premises on the ground floor. Whereas on the Sancho de Ávila side there are some of the building’s more usual services, changing rooms for bicycle users and other technical premises. 

Floors 2 to 6 occupy the entire length of the building and have the same layout; a main communications and services nucleus that is partially back-to-back with the existing building’s separating wall on Sancho de Ávila street, which gives access to 3 possible offices. Although they won’t be divided, the sound dampers in the false ceiling will be done for further down the line. For evacuation needs in the event of a fire, an additional emergency staircase will be placed on the wall separating the building from Almogàvers street. 

In line with the legislation, the 7th floor will not occupy the entire length of the building. This floor supports the main communications and services nucleus but is designed for just one tenant. A private terrace space will be created in the area facing onto Almogàvers street. 

The work started in January and with an expected timeline of 27 months, it is estimated that the building will be ready for La Llave de Oro in March 2022.
