RUBAU GROUP TO PROMOTE, BUILD, AND MANAGE 132 AFFORDABLE RENTAL HOUSING UNITS IN REUS

RUBAU will receive a surface rights concession for the municipal-owned land and will undertake the investment, maintenance, and repairs over a period of 75 years.

RUBAU Group has been awarded the public tender by the Reus City Council for the establishment of surface rights on nearly 11,000 m2 of municipal-owned land, intended for the promotion of 132 affordable rental housing units. RUBAU has been awarded the project with LLOGUERALIA, a company created by the group for the management of affordable rental housing. The project’s investment is 15 million euros, construction will commence in the coming months, and the housing concession will be for 75 years. During this period, the management will be handled by Sogeviso, a socially oriented rental company associated with RUBAU.

The construction will consist of a building with 132 housing units, parking spaces, and storage rooms. It will be a building with a basement, ground floor, and six upper floors. The ground floor is designed to be “open and lively” to connect access areas with the boulevard. The building will also have an urban facade that will house additional common spaces for shared activities and common uses (study space, leisure space, coworking space, etc.). The construction will have an A energy efficiency certificate and an energy strategy with cross-ventilation, high-efficiency insulation systems, and photovoltaic panels in a community energy format. Additionally, some units will have associated parking spaces, and all will have space for bicycles.

Those interested in applying for these units must register in the housing registry of the Government of Catalonia, the Reus City Council, or the Baix Camp region. Although Sogeviso will manage the rentals, the municipality will evaluate each case to determine who can apply for these housing units, with priority given to registered residents. The rental prices for these units are below market rates as they are regulated by Catalonia’s VPO (officially protected housing) regulations.

Rubau will receive surface rights for the municipal-owned land and will undertake the investment, maintenance, and repairs over a period of 75 years. Once this period concludes, the housing units will revert to the City Council.
