Rubau 235 Viviendas Majadahonda
On 19 September, the official handover took place of the completed social housing project of 235 homes constructed on plot E04, the Área de oportunidad (area of opportunity), in Majadahonda Sur (Madrid). Construction of the housing was carried out by UTE RUBAU – ABECONSA, with a total budget of more than 15 million euros.
The work has been carried out to the highest construction specifications, meeting sustainability and energy efficiency standards. The development comprises five blocks of two-bedroomed flats, each with a parking space and storage room. Other features include a pneumatic refuse collection system, a wastewater separation system, energy-efficient lighting in common areas, centralised biomass heating with energy management, and cross ventilation in all flats. Seven of the flats are, furthermore, adapted for people with disabilities.
The development falls within the framework of the Young People’s Plan, an initiative by the Community of Madrid which aims to provide a solution to the housing needs of under-35s. The homes are for rental with option to buy. The beneficiaries of the homes will be able to exercise their option to purchase after seven years as tenants at an affordable rent, with a discount on the purchase price equivalent to fifty per cent of the rent paid. This will represent a significant saving compared to the cost of buying a home locally at market prices.
The social significance of the project has attracted the visits of various public officials who have highlighted the importance of this large addition to the housing stock: an initiative which responds to the need for affordable housing that exists within this significant segment of society.
