RUBAU GROUP TO PROMOTE, BUILD AND MANAGE 110 AFFORDABLE RENTAL HOMES IN CALAFELL

RUBAU GROUP has been awarded the public tender of the Calafell City Council for the constitution of a building right of 5,000 m2 to allocate it to the official promotion under an affordable rental regime of 110 homes. Rubau has been awarded the project through Llogueralia, a company created by our group to manage affordable rental housing. The project investment is 14.6 million euros, the works will start in the coming months and the assignment of the homes will be for 75 years. During this period, the management will be the responsibility of the rental company with a social vocation, Sogeviso –associated with Rubau- and, in 2097, the City Council will receive ownership of the homes.

 The construction will consist of two buildings with 55 homes each, with a parking space. Of the 110 homes, 72 will have 2 bedrooms and 56 useful m2 and the rest will have 3 bedrooms and between 73 and 80 useful m2. The buildings will have an A energy efficiency certificate and will have photovoltaic installations to increase the energy efficiency of the project and lower the electricity bills of the residents who will live in them. One of the advantages of the Rubau model is the speed in the execution of the construction works – between 17 and 18 months – thanks to the use of elements of a high architectural and constructive quality. The installation will be located between Priorat and Jaume Pallarès streets, halfway between the town and the beach.

Those interested in applying for these places must register with the housing stock of the Generalitat de Catalunya and the Calafell City Council or the Baix Penedès region. Although Sogeviso will manage the rentals, it will be the consistory that will study each case to decide who can opt for these homes, through a public contest in which registered people will have priority. The rental price of these homes is lower than the market because they are regulated by the VPO of Catalonia.

 Rubau will receive a surface right to the land, owned by the municipality, and will assume the investment and the maintenance and repairs for a period of 75 years. Once this period is over, the houses will revert to the City Council.

 It should be noted that the Contracting Committee especially valued our offer of social management and conflict mediation, being one of the differential elements with respect to the rival proposal presented. In addition, he highlighted the presentation of a plan “very complete, detailed and appropriate to the social management plan, with a specialized multidisciplinary team, management tools and appropriate plans for social monitoring, prevention and management of default”.

With this new contract, which gives continuity to the diversification strategy of our business areas, RUBAU GROUP expresses, once again, its firm commitment to the 2030 Agenda, on this occasion, joining efforts to end the lack of affordable housing in our cities.
